Farm Diversification & Storage Opportunities

Strategic Farm Diversification: Practical Storage Solutions for Rural Holdings.

With shifting agricultural policy and fiscal changes affecting rural land holdings, East Anglian farmers and landowners are evaluating practical uses for underutilised yards, redundant silage clamps, and concrete aprons.

Commercial Revenue Potential

Subject to lawful planning use, an underused concrete apron holding 20x 20ft units can generate consistent non-farming cash flow with low ongoing maintenance.

Demountable Storage Units

Unlike permanent steel barns that lock up capital and permanently alter the site, containers can be repositioned or sold on the secondary market if requirements change.

Planning Considerations

Agricultural permitted development applies solely to agricultural storage. Commercial self-storage operations generally require planning permission. Check with your local planning authority.

Tax & Legal Advice

Diversification can affect Agricultural Property Relief and Business Property Relief eligibility. Always obtain advice from a qualified rural tax adviser before investing.

Important Planning & Tax Guidance: Shipping containers can provide practical storage for farms, estates and commercial sites. Whether you can install containers and operate a particular storage use depends on the site's planning history, location, existing lawful use and proposed activities. Agricultural permitted-development rights are subject to specific conditions and limitations. Commercial self-storage may require planning permission or other approvals. Check the position with your local planning authority before committing to a project.

Farm diversification and commercial storage can have tax implications. Eligibility for Agricultural Property Relief (APR) or Business Property Relief (BPR) depends on applicable legislation and the specific facts of the business, assets and ownership arrangements. Obtain advice from a suitably qualified tax adviser before making investment decisions.

Built on straightforward, reliable service with deep regional knowledge of East Anglia.

Based near Hitcham, Suffolk, and sourcing directly from port-adjacent sidings in Felixstowe, Container Consultants bridges the gap between massive global shipping lines and regional British businesses, farmers, and residential buyers.

Unlike secondary resellers who shunt containers through multiple inland yards, we inspect and dispatch directly from primary port sidings, cutting out superfluous haulage legs and eliminating intermediary markup.

Driver & Crane Clearances

Site Access & Offloading Checklist.

Delivering an ISO steel container is straightforward when you know the key access parameters. Here is our 4-point checklist for delivery day.

1
Straight Gate Screening

3.2m–3.5m Screening Baseline

HIAB lorries are ~2.6m wide. Indicative straight screening baselines are 3.2m (10ft 6in) for rigid lorries and 3.5m (11ft 6in) for artics on direct approaches. These are preliminary screening figures, not guarantees; turning in from narrow country lanes requires substantial extra bellmouth clearance.

Turning radius requires wider gate entrance
2
Height & Overhead Daylight

4.5m (14ft 9in) Clearance

Check for low-hanging branches, eaves, and telephone cables. The vehicle and crane require a minimum 4.5m (14ft 9in) vertical travel envelope.

Near power lines: HSE GS6 planned controls & site assessment required
3
Ground & Outrigger Bearing

Firm, Level Hardstanding

Vehicle access, crane reach, lifting capacity, and ground bearing are separate technical checks. Ground must support rolling axle loads and concentrated crane outrigger point loads on spreader pads. No delivery promise is made without a site-specific check.

Cranes cannot operate safely on soft ground or steep slopes
4
Vehicle Configuration

Rigid vs Artic Lorries

20ft units: 8-wheel rigid lorry (~35ft length, up to 32t GVW).
40ft units: Articulated vehicle (~54ft–65ft length, up to 44t GVW; wide sweep).

Subject to carrier fleet terms & site-specific assessment
Delivery Access Guidance

Planning Your Site Delivery.

Delivery requirements depend on your container, access route and offloading arrangement. Before delivery, we will establish the relevant vehicle and clearance requirements and discuss any restrictions affecting safe access or placement. Preliminary desktop checks do not substitute for a site-specific lifting assessment by competent personnel. Please inform our operations team of narrow gateways, tight turns, slopes, soft ground, low branches, overhead services and crane working space.

Buyer Guidance

Frequently Asked Questions.

Direct answers on container grades, foundation requirements, and East Anglia delivery logistics.

Shipping containers carry their structural load at their four bottom corner castings. You do not necessarily need a full poured concrete slab; many customers set them down on level concrete paving flags, treated timber railway sleepers, or well-compacted hardcore. The surface must be level so the end cargo doors operate without binding. Please note that stationary crane outriggers exert high concentrated point loads during offloading, requiring firm, stable ground and load-spreading pads.
